Irmo spans Lexington and Richland Counties, just northwest of Columbia. New licenses and renewals are online, with separate applications for businesses moving into town and for out-of-town businesses, meaning any company with an address or physical location outside Irmo's limits.
Renewals go through the town's renewal portal, and you email proof of income: the Schedule C from your tax return or a profit and loss statement for the previous fiscal year. Contractors should know the permit rules. A town zoning permit is required for new construction, additions, structural changes, garages, sheds, decks, driveways, fences, pools and solar panels, and no clearing or grading may start without a zoning permit and county stormwater review. New businesses in existing buildings need a Change of Occupancy Permit, and home businesses a Home Occupation Permit.
The town's third-party partner, CC&I, issues building permits and certificates of occupancy for every property in town, whichever county it's in, and unpermitted work can raise fees.
