How Cocoa licensing works
Cocoa runs its receipt in a set order. Planning and Zoning signs off first, then Fire. Commercial spaces need a site plan showing exits, exit signs and extinguishers, and the fire inspection isn't booked until zoning has approved. A failed inspection pushes the timeline out.
Paperwork is notarized at both ends. The applicant signs before a notary, which City staff can do, and the property owner signs too or you attach a notarized lease. Bring proof of who can sign for the property, such as a Property Appraiser printout, deed or Sunbiz record.
State-licensed trades must have the license before the City application goes in. Corporations show active Sunbiz status, and anyone using a trade name registers it first. Everyone files an emergency contact form.
Fees are paid when you pick up the approved receipt. After that comes the Brevard County receipt, which requires a current City receipt. Every Cocoa receipt renews by October 1.
Cocoa posts a Fire Rescue pre-inspection checklist, which is worth walking through before the inspector comes.
Trades we see in Cocoa
- Handyman Cocoa has its own handyman affidavit alongside the application. Say clearly on your site which jobs you take and which go to licensed trades.
- Electrical DBPR licensing comes before the City will even accept an application, so add your EC number on day one.
- Cleaning Running a cleaning company from home means the Home Occupation affidavit. Book jobs online so clients never need to visit.
- Marine services Shops on the Indian River side face the full zoning-then-fire sequence. Plan your opening date around it.
